Residential Real Estate

Kraemer Burns regularly represents high net worth individuals in connection with  the purchase or sale of a residence. The firm endeavors to give our residential real estate clients highly personalized and expert practical as well as technical legal advice in transactions often involving many millions of dollars.  Kraemer Burns has successfully represented many hundreds of home buyers and sellers. These transactions often involve complex issues relating to contract negotiations, mortgage financing, environmental concerns, title questions and renegotiation  arising from inspection reports. All this takes experience and that is what Kraemer Burns lawyers have. The hallmark of our residential real estate practice is the strong personal connection between the client and attorney during what may be for many a stressful time.

In addition to representation in purchasing or selling of existing residences, our attorneys are familiar with the unique problems that arise in connection with the purchase of custom built or other newly constructed residences.

We also regularly handle the purchase or sale of condominium units. Though co-ops are unusual in New Jersey, we handle a fair number of such transactions. In connection with our firm's estates and trusts practice we frequently handle the sale of real estate owned by decedent's estates.

Because of Kraemer Burns' long experience and reputation, residential real estate builders and developers routinely call upon us for representation. In cases where we've represented a builder or developer, we obviously can't represent a buyer in such transactions, however, such conflicts are rare.
